Rental Terms, Safety & Opportunity
Housing Finsha Digital helps renters search, compare, organize and move through the rental process more efficiently. Use this guide before choosing a property, paying a landlord or signing a lease.

Before You Choose a Rental
Before paying a landlord, signing a lease, or taking possession of a property, carefully verify the rental. Confirm the address and the identity of the landlord or property manager. Whenever possible, view the property in person or through a verified live video tour. Read the lease completely, confirm rent, deposits, utilities, parking, pet fees and other charges in writing, and keep copies of all receipts and documents.

Rental Approval
A matching property does not automatically mean landlord approval. A landlord or property manager may evaluate income, employment, rental history, credit information, references, identification, occupants, pets and other qualification requirements. Housing Finsha helps you identify opportunities and organize the process; the final rental decision remains with the landlord or property manager.

Your Placement Service
Housing Finsha Digital helps renters search for housing, identify matching rental opportunities, contact landlords and property managers, organize tours and applications, follow up on responses and track the placement process through the private dashboard. Housing Finsha is not the landlord and does not control lease terms, security deposits, screening criteria or the physical condition of a property.

Placement Deposit
Your placement deposit is calculated from the monthly housing budget you provide to Housing Finsha Digital. A $2,000 monthly budget produces a $1,000 placement deposit; a $4,000 monthly budget produces a $2,000 placement deposit. The platform calculates this automatically. Review the applicable refund and success conditions before payment.

Rental Safety
Rental scams can happen online. Be cautious if someone pressures you to send money immediately, refuses to identify themselves, refuses to show the property, requests unusual payment methods, or gives information that does not match the listing. Verify the property and landlord relationship before making direct payments. If something does not look right, stop and verify it first.

Rental Opportunity
Renting can create opportunities when you compare the full cost rather than the advertised rent alone. A slightly higher rent may still provide better value when utilities, parking, furniture or transportation are included. Nearby neighborhoods, flexible move-in dates, furnished options and different lease lengths can sometimes produce better overall value for your budget and lifestyle.

Improving Your Rental Chances
Have your documents ready. Depending on the landlord, useful documents can include identification, proof of income, employment information, references, previous rental information and details about occupants or pets. Respond quickly when a strong rental becomes available and keep your documents organized so you are ready to apply.

Our Goal
Our goal is to help you understand your options, find matching rental opportunities, stay organized and move toward securing your next home. We want renters to make informed decisions instead of rushing into a property without understanding the costs, requirements and risks.
